Water Damaged Vehicle Facts that You Need To Know About

If you are looking to buy any kind of vehicle, whether it is a car, truck, or a piece of farm equipment like a tractor, one of the things that a lot of people do not think about checking into is whether or not it has been flooded before. Even if a vehicle has been flooded, a record of the flood may not be obtainable from a vehicle history report. If the owner of the car did not report the flooding of the vehicle to the insurance company, then it will not appear on a vehicle history report, such as one obtainable from Carfax.com. There are, however, other ways to check to see if the vehicle you are considering buying is water damaged. It is not as difficult as it might seem to detect whether a vehicle has been water damaged or not, although if you do not know what to look for, you can be duped in a New York minute. How can you tell if a car has been water damaged? Here are a few tips.

The first thing that you should do is check and see if there are any signs of rust in the trunk, dashboard, glove compartment, and under the seats. Check also for silt and mud. These are dead giveaways that the car has been flooded.

Also take a good look at the upholstery in the car. If it does not appear to match the interior or if it fits loosely, then it might be a replacement for the original material that was in the car.

Open the car door and put your head inside and inhale deeply. There should not be a musty odor in the vehicle and you should also not smell any air fresheners. Air fresheners are usually used by car dealers and individuals who have something to hide.

Test all the electronic components of the vehicle and make sure that they work. The turn signals, heater, windshield wipers, and etcetera should be checked several times to insure that they work correctly and are reliable.

Check underneath the dashboard and move some of the wires back and forth. Bend them. If they have been wet before they will be brittle and will probably crack as you flex them.

Last, but not least, have a mechanic that you trust do an inspection of the car. Always do this before you purchase any used vehicle to make sure that there is nothing wrong with the car that the owner did not tell you about.

The Miracles Of Mold

Mold has been around for millions of years and while certain varieties of it can be quite harmful to our health, there are other varieties that have been used by human beings for years in order to improve our quality of life in one way or another. It has been used in foods, medicines, and to help decompose organic matter.

Many different kinds of foods have been made with mold over the years, one of the most famous of which is cheese. Blue cheese was invented quite by accident a long time ago when mold had started to grow in a block of cheese that had been left to age. It is salty, crumbly and is a somewhat acquired taste, if the blue mold veins of the cheese do not stop you from tasting it in the first place. Roquefort and gorgonzola are also made with molds. The culturing of just the right kind of mold to make these blue cheeses has become a science over the years and these moldy cheeses are often referred to as the “kings” of cheese.

Aspergillius oryzae or “koji-kin”, as it is known in Japan, has been used for centuries to create the Japanese alcoholic drink of sake. Without the magical koji, they say, there is no sake. Sake is not the only type of drink that uses the koji mold as an ingredient. It is sprinkled on top of steamed rice and provide the enzymes that are needed for making the sugar the yeast needs to grow. The mold has an immensely important role in the creation of sake and any brewer proud of his drink is sensitive about its handling. Depending upon the flavor wanted in the sake, the koji-creation process can be affected by different temperatures, the kind of rice used, the mineral content of the water, and other factors seriously affect the final product.

Penicillin was created by Alexander Fleming back in the early 1900’s by accident and it has been used by countries worldwide since then in order to help the human body fight all kinds of infections. While some people have been known to be allergic to penicillin, allergic reactions are not so common as to stop doctors from prescribing it.

Aside from the uses that human beings have made of mold, its natural role is to decompose dead organic matter in its natural environment. This is one reason that it often finds its way into our homes, because our homes tend to be made of wood and sheetrock that has paper on it. This is what mold feeds on and until we start making our homes out of synthetic materials, we will probably have a hard time keeping mold out of them.

Some Notes About Mold For homeowners And Tenants

No matter whether you are a landlord, tenant, homeowner, or an employer, there are some general facts about mold that everyone should be aware of. Everyone knows that exposure to mold can be a very dangerous thing, but not everyone knows the most important things about it that can be the difference between a mold infested home, a lot of lost money, bad health and a healthy, happy home.

One of the most important things that you should realize is the fact that no matter what you do, you cannot remove all of the mold from your home. Mold has existed for millions of years and will continue to exist for millions more; you cannot completely stamp it out from where you live or work because it is truly everywhere. The only thing that you can do is stop it from taking root in your home and becoming a nuisance.

Make sure that the ground at the base of your home slopes away from it so water flows away from the foundation. Water that is allowed to settle at the foundation will seep inside the home and allow mold to begin to grow.

Pay attention to the mold warnings that you see on the news sometimes. If you are elderly or have small children, especially those with asthma or other respiratory conditions, you should not go outside if the spore count is high.

In order to discover just what kind of mold you are dealing with in your home, you need to have a mold laboratory test the mold that you have sampled into a do-it-yourself mold kit. Only they can tell you just what kind of mold you are dealing with and whether or not it is dangerous.

Something important to remember is that mold is not always visible and does not really need standing water in order to grow. Actually, most kinds of mold do not need any more than the condensation that can form on the cold pipes in your basement or on your windows. It requires only some high amounts of humidity, food, and warmth.

Lastly, if you move into a home or an apartment and mold exists on the property, you should understand that it is not your responsibility to have the mold removed, it is the owner’s simply because if you choose to move out, the mold will still be there.

Is Mold Affecting Your Allergies

So many people in the world suffer from allergies that it is often hard to completely get away from them, no matter what kind of medications you might be prescribed by your physician. Most allergy symptoms can be seen from spring to the late fall because the majority of allergies can be attributed to grasses, pollens, and different kinds of mold. Most grasses, flowers, and molds cannot grow during the winter time. Even though some types of mold can withstand cold temperatures, most cannot continue to live in temperatures that are below freezing, though they can lie dormant for quite a long time. If they are allowed to thaw, they can be just as live and dangerous as before they were frozen.

Unfortunately, not all places in the world are touched by freezing temperatures and so mold often grows year round, affecting not only the allergies, but also the general health of the people who live in a building infected by it. The allergy symptoms caused by mold can be anything from sneezing to runny noses to skin rashes. Perennial allergic rhinitis can also be brought about by the presence of mold, however mold usually causes allergy symptoms only when it is present in a fairly high amount. Mold allergy symptoms are often made worse by the consumption of any kind of food that has been made with a fungus such as mushrooms or even foods like bread and beer. Cheese made with mold, particularly bleu cheese, can also bring about the occurrence of these symptoms.

Compared to the number of species of mold on the planet, there are not too many kinds of it that are highly allergenic, but there are a few dozen. Cladosporium, Alternaria, and Penicillium are three kinds of molds that tend to cause many allergic reactions. Penicillium is the only genus that has both a medicine and a disease named after it, however.

If you have allergies, something that you probably do on a regular basis is watch for the grass, pollen, and mold spore counts that appear on the news every day. These are important to pay attention to because if you are elderly or have a small child who is allergic, going out into a day when there is a high count of anything you may be allergic to could be either an irritating day or end up aggravating your allergy until you need to go to the hospital. Severe allergic reactions are rare, but they can happen.

Fire Damage Cleanup Instructions

Dealing with the damage after a fire is something that no one who owns a home wants to have to deal with, not only since the home has been damaged, but also because the belongings inside it have been damaged, as well. Repairing the damage can be done either by a professional or by you, depending on the funds that you have to devote to the project, although you can probably do a lot of the cleanup and repair on your own.

The very first thing that you need to do before you re-enter your home after a fire is to make sure that your local fire marshal says that it is safe to. Once it is safe, turning off the electricity to your home is the next thing to do, since odds are good that the fire truck that responded to your call for help likely sprayed many, many gallons of water into your home. This can cause an electrocution risk of you step into electrified standing water. Remove this water after the electricity has been turned off as soon as possible.

Pets should be taken to a clean environment until the cleanup of the home is completed. This is especially true for birds, since they are much more sensitive to environmental changes than other animals.

Plants need to be washed on both sides of their leaves to remove soot, since this soot can likely kill them.

Any food that has been opened should be thrown away, especially if it was anywhere near the fire.

The windows and doors of the home should be opened to allow ventilation. This should help to remove the smell of smoke from the rest of the home.

Anything that needs to be vacuumed should be vacuumed carefully and without an upright vacuum that has brushes underneath it. Brushes will only rub the soot further into the carpet and all you want to do is lift it gently off the surface. After the soot is cleaned off the carpet and other upholstered items, put down plastic over them so you do not track soot in from other areas of the house.

Avoid sitting on upholstered furniture if you can help it.

Electronic appliances need to be cleaned and checked thoroughly.

Clean chrome, stainless steel, marble, and other materials in your home as soon as possible, since soot and ash can etch these items irreparably.

The clothing in your home should not be sent to a normal dry cleaner. Cleaning these items improperly may set the odor and smoke further into the fabric.

What Your Contract With Your Home Builder Should Have

Building a new home is a big job that requires a lot of paperwork, a lot of money, and a lot of responsibility. This responsibility falls not only on you, but also on the contractor that you hire to do it for you. Having a contract written up by your lawyer or signing a contract that the contractor hands to you is always a big issue and you need to make sure that you understand everything in it before signing it or any other document. Contracts are designed to protect the signers from each other in the event of a dispute or in the event that one person tries to cheat the other for any reason.

A contractor that you hire may ask whether you want a “time and materials” contract or a fixed price contract. Even though the time and materials contract might sound appealing, since it means that the contractor will charge you a percentage of the overall cost of the building materials needed to finish the job, this can be a real booby trap. Unforeseen issues and building costs can hold up a job and create a slow leak or a flood of funds coming out of your wallet before you realize what has happened. It can also take longer to finish the home than you first thought that it would. A times and materials contract puts it on you to make up for the change in the cost of materials. Having a fixed-price contract will protect your pocketbook from these time and budget increases.

Anything that you expect the contractor to do should be in the contract. This means that you need to include the dates that the project will last, as in when it will begin and an approximate date as to when it will be finished. There should be a list of materials needed to build the home and approximately what they will cost. You should also consider having in the contract the right to settle a dispute by arbitration, since this will cost significantly less than having to go through a court proceeding should there be any problems between you and the contractor.

You should also obtain a warranty on the contractor’s work that will last for at least a year on the materials and labor. Sometimes a state will require a warranty on the contractor’s work for the period of at least five years.

A payment schedule should also be specified and you should never pay cash. Do not let the payments get ahead of the amount of work done. If work stops, stop paying until it resumes.

Waterproofing Your Chimney

In general, most people are not aware of the fact that water tends to do a lot more damage to your chimney than the fires that you burn in them actually do. The rest of your home is protected by the roof and the eaves, but your chimney remains completely vulnerable to all the cycles of nature, whether it is rain, sleet, snow or just a simple change in seasons.

Whether the chimney is made of brick, steel, tile, cast iron, or some other building material, it will eventually begin to deteriorate as it comes into contact with the elements of nature. Water damage usually occurs to chimneys simply because of the fact that some people do not know how to take care of them properly, even though taking care of a chimney is fairly easy.

Replacing the very top of the chimney is one of the best things that you can do to prevent water damage. What you do not want is a chimney crown that is made of a simple mortar mix, which is about the same thing used to lay the bricks of your home. This will deteriorate, chip, and crack much faster over time than a crown that is made of portland cement. This should hang over the edge of the chimney by at least two inches on all sides.

You should also check and see if the flashing around your chimney needs to be replaced. The flashing is located between your chimney and the roofing material and serves to keep rain water from seeping down into the crack underneath it and causing damage to the ceiling or walls.

There are a few different products that you can use to help waterproof your masonry chimney. Some of these products will allow your chimney to breathe water vapor and moisture out, but not allow it under the seal.

You should take good care of your chimney and keep a check on it every so often to make sure that it is not deteriorating at an excessive rate. If your chimney has cracks in it or areas look particularly unstable, you need to do whatever you have to in order to get this repaired as soon as possible. Severely water damaged chimneys can have pieces fall off of them before you know it and seriously injure someone in your family.

In addition to protecting your chimney from water damage, protecting the inside from becoming a fire hazard is also necessary and you can do this by burning logs that are specifically manufactured to cleanse your chimney of any buildup that may exist.

Water Damaged Cars and How to Avoid Them

When you are going to purchase a used vehicle, you have enough problems to worry about most of the time. The problems of what kind of vehicle you want, what kind you need, what color it should be, whether it should be a manual or automatic transmission and even where to purchase the vehicle from can be quite time consuming. Something most people do not think to ask when they purchase a used vehicle, however, is whether or not the vehicle has ever been underwater for any period of time. Most used car dealers and individuals are hesitant to mention this information and sometimes an insurance claim is not filed. This means that the flooding of the vehicle is not recorded in its vehicle report that you can get from companies like CarFax.com, so even if you order a report and it shows all the other damage to the car, the flooding may not show up. Damage to a vehicle only shows up if a claim was filed on it and this tends to be a problem, especially when the damage is as hidden as flood damage can be.

Take a look around the inside of the car first. Look in the glove box and check for signs of rust in there and around the floor near the seats. The vehicle should not have a musty smell inside or a clean, air freshener smell. You should smell next to nothing. The musty smell is due to mold growing in the carpet or the upholstery. If you smell air freshener, this may be an attempt by the dealer or owner to hide the musty smell underneath it. Be wary of cars that have been treated with air freshener. Also note whether the upholstery matches the rest of the car. It may have been taken up and replaced to hide water damage.

The engine is not safe, either. Sand, silt, and mud can seep into an engine along with the water and ruin it.

Make sure that all the electrical components in the vehicle work as they should, such as fuel gauges, the battery gauge, oil light, and etcetera. If these do not work as they should, you might be facing some water damage.

Check the trunk for rust around the tail lights, as well. Mud or silt inside the car in this area or around the seats in the car can be a sign of flooding, as well.

As always, you should get a mechanic that you trust to do a complete inspection of the vehicle so you can be almost certain that the car is in decent shape before finalizing the purchase.

Water Damage and Structural Inspection

Whether you are buying a new home or are considering possibly selling your old one, you need to know that the home is a good value for the price. Sometimes you might want to have someone professionally inspect the home for you to alert you of anything that might need to be repaired or any changes that might need to be made to the home, but this is not always the case if you know what you need to look for. There are several different things you should keep an eye out for when you do your own home inspection either before you buy or before you sell.

The dirt around the foundation of the home should be slanted away from it so that any rainfall will flow away from the home instead of settling around the foundation in a pocket. This water will seep down into your basement, if you have one. Downspouts should have extensions that will further help direct water away from the base of the home.

Go away from the home and stand a fair distance from it and just look at the structure. Taking someone with you is a good idea because a second opinion is usually wanted. Ask yourself and the person you took with you if the home appears to be tilted one way or another. The structure should not appear to be unstable. After you to this, go inside and be certain that all corners are at a right angle where they need to be. Go into the living room and in other rooms of the home and jump in the middle of it. If the floor flexes or shakes at all, you may have a problem.

Check kitchen and bathroom fixtures for leaks and for quality. Also note whether there is a steam vent in these two rooms so that steam is allowed to escape the home and not cause water damage to the walls and ceilings.

The roof on the home should not need to be replaced in at least the next five years unless you are unhappy with just the appearance of it. It should not require many repairs, if it requires any at all. Water damage can occur to the attic beams, the insulation, and the drywall underneath. Note that if fiberglass insulation gets wet, it becomes useless and needs to be taken out and replaced.

The house should have a central heat and air unit and if it does not, locate the furnace and determine what type it is. Determine how many rooms of the house do not have access to the heater, if there are any.
